Bright and Airy

SF Sunset District House For Lease

(Currently on long term lease, please check back Winter 2007 for availability)

OK, so with the usual coastal fog things may not always be bright. But, with the numerous skylights this house lets in as much light as is available.

Upstairs are the two bedrooms, the bathroom, kitchen with nook, formal dining room and living room. The stacked washer and dryer are in the hallway closet. Downstairs is a large bonus room with lots of closet space and a multi-tiered back yard. The garage may be able to fit two cars (depending on size) and also has lots of storage space.

Summer 2006 brought about many changes including complete painting inside and out and a new landscaped back yard. The twice a month gardener is included in the rent.

Conveniently located at 34th Avenue and Rivera Street, public transportation surrounds this house in all four directions with shops and restaurants being in close walking distance. Here is a taste:

bullet2 blocks South: L-Taraval streetcar line and shops/restaurants
bullet2 blocks West: 29-Sunset bus line
bullet1 block North: 48-Quintara bus line
bullet4 blocks North: 71-Noriega bus line and shops/restaurants
bullet4 blocks East: 66-Quintara bus line

There is a no pet policy on this property. Good credit and Renter's Insurance required.

Immediately past the front gate is a small entry way leading to the front steps of the house. This entry way can be used as a front flower garden and we have already provided a starter set of vegetation - both in pots to the left and in the magnificent dolphin fountain to the right. We request that you keep all plants watered.

On the right, just before the dolphin fountain, is the side door leading to the garage.

As you go up the front stairs you will how this bright area is covered under a skylight to keep it dry. You may also notice several places where you can display and nurture your plants.

Beyond the front door is the foyer with the beautiful parquet floor that extends to the hallway on the left leading to the bedrooms. On the right is the kitchen and dining room. Directly ahead is the living room.

This roomy kitchen has your service area (oven, microwave, counter, sink, refrigerator) on one side and the breakfast nook and pantry on the other side. The little mirror by the oven is really a built-in spice rack and the window by sink overlooks the front stairs.

A very interesting feature is the pantry door. You pull the handle on one side to access the pantry area. The other handle exposes the built-in ironing board within the door. Way cool.

The formal dining room is behind the kitchen and overlooks the street. Next to the dining room is the living room.
The living room's large front window lets in ample light while the fireplace gives it a romantic flair.
The single bathroom has both a tub and a shower stall. In addition to the skylight, a swing out window provides fresh air on those needed occasions.
Half way down the parquet floor hallway, between the bathroom and the bedrooms, is the washer/dryer.
Besides the two shelves in the second bedroom closet, you will find an additional storage area extending over the washer/dryer.
The spacious master bedroom can accommodate a king size bed while the large window allows you to enjoy the view of the multi-tiered yard.
You may use the downstairs bonus room as a den or to hold informal gatherings. A two door closet and several drawers take up the entire side wall of this room. We are providing you with a Funk&Wagnels dictionary and various National Geographic's for your reading pleasure.

Please be sure to leave a pathway in this room so the gardener can take his equipment to the back yard.

The yard was landscaped in Summer 2006 and a sprinkler system added. Please feel free to plant your garden along the sides.
Depending on size, the garage may be able to house 2 cars. Storage is the key word here and you will find lots of places to hold you stuff. A cool feature is the shoe shining station, don't see too many of these around.
